Welcome to the seventh year of recognition for the Readers’ Choice Awards. We were pleased that there were more than 550 nominations, 8500 votes cast, and more than 300 service providers recognized as winners or finalists. There are four levels of recognition: Diamond (top), Platinum, Gold, and Silver. Winning service providers were classified in one of the levels according to the number of votes they received. There is no category winner, so multiple service providers in the same industry can attain the same level if they receive similar vote totals.
We are proud to present these service providers who work primarily with community associations as your choice! Here are the winners!

Envera Systems is an all-inclusive security company that specializes in technology-based solutions and services for communities. Envera’s mission is to partner with communities and provide security through industry-leading technology and superior customer service. With teams dedicated to continuous innovation, Envera’s vision is to become the leader in community security by establishing technology-driven security solutions that strengthen community value.
Envera focuses on making sure that community entrances, clubhouses, pools, and other assets are protected in a way that is not obtrusive to the quality of life. Our state-of-the-art central monitoring operations center oversees it all, operating 24 hours a day, 365 days a year with licensed Virtual Guards.
With the revolutionary Virtual Gate Guard, Envera uses strategically placed cameras and two-way audio to allow remotely located guards to verify visitors at gated communities. Auto-verification enhancements allow the Virtual Gate Guard to immediately verify repeat and permanent visitors with driver’s license, license plate, and QR technology. Envera also secures resident lanes with access control solutions that prevent sharing credentials, can be easily deactivated, and can be managed by Envera’s security guards.
While the Virtual Gate Guard greets and screens visitors at a community entrance, Envera’s Active Video Surveillance keeps pools, parks, clubhouses, and other amenities clear of trespassers and vandals. When the area closes at night, artificial intelligence assists in monitoring and alerting Envera’s guards when anyone enters. A Virtual Guard voices down to the trespassers to tell them the area is closed. If trespassers refuse to leave, Envera can contact the local authorities.
In addition, Envera offers accompanying solutions to secure all areas of a community when needed. Envera provides all services from implementation to installation, servicing of equipment, and monitoring. It’s the Envera difference.

For 24 years, Forge Engineering has literally built the foundation of Southwest Florida. A full-service engineering firm whose expertise has touched nearly every major construction project in the area, Forge Engineering itself is constructed upon rock-solid principles of ensuring clients’ requirements are resolved efficiently by assessing needs and providing meaningful answers.
“We don’t turn anyone away. Our company culture is to offer solid advice and help clients take care of their assets, spend their dollars wisely, and minimize wasteful expenditures due to a lack of maintenance,” says Matt H. Nolton, CEO and Principal Engineer.
Forge Engineering offers expertise in geotechnical reporting, testing and inspection, environmental site remediation, bank draw inspections, materials testing, and construction inspection. Their forensics team is often called upon as expert witnesses in court cases. Where other companies might assess an issue and offer “their” way of resolving it, Forge consultants consider all parameters relevant to the client.
Yet, as instrumental as Forge Engineering has been in the construction, development, and maintenance of Southwest Florida’s buildings, they’ve also been community builders. Every employee is in some way involved with charity or civic groups, such as Rotary and Habitat for Humanity. “We contribute, get involved, and make our community a better place for everyone,” says Matt, who adds that work-life balance for all employees is key. “We take care of our customers, but we have a big emphasis on family. Everyone knows everyone and cares. It’s truly a team. And we take that responsibility seriously.”

MAY Management Services Inc., founded in 1988, is renowned for providing first-rate association management services throughout Northeast Florida. Initially centered in Ponte Vedra Beach, MAY has expanded rapidly with bases of operation in St. Johns and the five surrounding counties to meet the demands of servicing premier communities in the area. It was Annie Marks, the sole owner of MAY, who recognized early in the company’s expansion campaign that a strong focus on accounting and financials would pilot MAY to the top. As such, MAY’s expertise with respect to association financials (e.g., budgeting, billing, expense control, and collections) and continued investments into internal accounting systems have allowed the company to rapidly expand without sacrificing client support, helping MAY become the leading management firm in the area.
In addition to its commitment to financial support, under Marks’ leadership, MAY has expanded its service offerings to clients including, but not limited to, developing continuing education courses for association board and committee members, and establishing some of the first association architectural control programs in the market. Through the years, MAY has been able to establish significant relationships with national development firms and developers looking to strike ground in the market. Developers now regularly rely on MAY’s consulting services at all stages of community development. In 2015, Catie Marks entered the fold and joined MAY’s executive team. As Annie’s daughter, a lifetime of preparation suited her well, as Catie hit the ground running. The mother-daughter team is not only passionate about the services they provide but understands the responsibilities and level of trust their clients bestow upon MAY. The entire MAY team feeds off of this and is committed to remaining one of the top firms in the business.
MAY celebrated its 32nd year in 2020 and continues to expand. By regularly investing in its personnel and technology as well as expanding portfolio of services, they are able to take on new clients without sacrificing any commitment to their current clients.

Southern Chute was born in 2001 from an idea Chet Ribner had when he was selling commercial maintenance supplies to condominiums. He was always being asked for something to clean the trash chute with or a product to counteract the odors. A little research and a lot of prayers later, we opened our doors on October 1.
We founded Southern Chute on two principles: that happy employees are invested in their comp-any, and that we will not take a customer’s money unless we can make a difference at their property. Eighteen years later, we have two offices and 20 employees, and we have you—our satisfied and loyal customers! We value the relationships and friendships that we have developed with you over the years.
Most of our employees have been with us 10 to 15-plus years. Many of you comment on how nice it is to see the same faces every year. The pride that they felt last year in winning this award is doubled to win again in 2020! We cannot thank you enough for this honor.
Although Chet left us too early and is not physically here to celebrate with us, he left us his work ethic and his honesty as his legacy. We appreciate your continued support!

We are honored to be recognized as a Diamond-Level Readers’ Choice Award winner. It really is a testament to the dedication and hard work contributed by each member of the Sovereign & Jacobs team.
An association’s core purpose is not about buildings, rules, or money. It’s a corporation that helps people. Putting people first—building a community for them to prosper in—is the essence of our association management philosophy. We focus on the human needs within a community, and we are known for our responsiveness and communication with homeowners and board members. We have the resources to address all of your community’s needs, such as budgeting, accounting, collections, maintenance and repairs, vendor oversight, and covenant enforcement. We understand that board members fill an often-thankless volunteer position in addition to their already busy lives. This is where we shine as a property management company. S & J does all the heavy lifting to ensure our board members are the decision makers of the association and not the laborers.
Are you considering a change? Let our transition team walk you through the process.

As many South Florida community associations and property managers can attest, their patio is very important to their communities. The problem with South Florida is that the weather is particularly hard on the furniture. The combination of the sun, humidity, and, in some cases, sand and salt for beachfront properties can wear out the furniture and wreak havoc. It is for this reason that patio furniture restoration becomes an essential part of property management. Restoring outdoor furniture is a green process, which saves money and also helps save the environment. Not only is this process green, but it’s also very cost effective and allows a unique opportunity to customize a community’s restoration and handpick from a large selection of metal finishes, fabrics, and color schemes. This selection includes hundreds of colors, patterns, and fabrics for slings, straps, and cushions, which allows a community association or property manager to select something they feel will fit with their already established décor, effectively creating an overall coordinated and polished look. The flexibility of powder coating makes it a great choice for any metal restoration project.
Condominiums, country clubs, and HOAs with old and worn patio furniture should consider a powder coating restoration process instead of taking on the greater expense of furniture replacement. If the finish on the frames is still in great condition, then simply re-strapping or re-slinging is also an option. If your furniture is in good structural condition and only requires some minor welding repairs, then your furniture is a great candidate for restoration. You can completely update the look of your furniture and save your property a lot of money at the same time!
Now offering new commercial patio furniture—Call for details.

It’s certainly nice that the readers of this publication have taken their time to recognize the value of our services. Having one of the most important fire safety elements of a building maintained can save lives and property.
If we can help, just give us a call. Thanks again for the award.
– Dan Arce, CEO

It was 47 years ago that Colin Durante, understanding the long-term costs of pavement neglect and confident of the benefits of proactive road maintenance, founded Pavement Technology Inc. (PTI), now headquartered in Westlake, OH. The company’s flagship product is a maltene-based asphalt rejuvenator that restores flexibility and weather resistance to roads by returning to them the maltene compounds that naturally degrade over time. Today’s extensive suite of PTI preservation products are meticulously applied by road crews made up of trained and dedicated PTI employees. PTI’s roadway solutions contribute to the sustainability of neighborhoods across America by extending road life for optimum return on community investments.
